A BEAUTIFUL 2 BEDROOM COTTAGE LOCATED IN THE HEART OF THIS POPULAR WATERSIDE VILLAGE. RENOVATED TO A HIGH STANDARD, WITH GARDEN AND OUTHOUSE.
Lerryn - Lerryn is a beautiful waterside village situated upstream from Fowey town and harbour. The village has its own pub, shop, sub post office and primary school and is approximately 3 miles from the historic Stannary town of Lostwithiel. Formerly the ancient capital of Cornwall, Lostwithiel has a lovely range of bespoke shops and businesses catering for most day to day needs, including community centre/sports hall, and main line railway station.
The larger towns of Bodmin, Liskeard and St. Austell are all under a 30 minute drive away. The nearby A30 and A38 provide access to the motorway network and Newquay Airport provides regular flights to London and various European destinations.
The Property - This lovely cottage is located in the centre of the village and has been extensively renovated by the current owners. The cottage provides beautifully presented accommodation arranged over 2 floors and has the benefit of a garden, situated just a minutes walk down Piggy Lane. There is a large storage shed to the rear of the property, useful for the storage of kayaks, bicycles etc.
The cottage is accessed via a couple of steps directly from Fore Street. The front door opens to an open plan living/dining and kitchen area, with attractive, wood effect floors and multi fuel stove. There is a well appointed kitchen with a number of integrated appliances. Oak staircase leads to the first floor and a stable door opens to rear access way.
On the first floor there is a landing, with doors opening to a good size double bedroom to the front of the property, with a twin bedroom to the rear. A stylish bathroom has recently been fitted.
The property has been subject to a major renovation including new roof and new floor with insulation below. The cottage is heated via a newly installed electric boiler and has been replumbed and rewired throughout.
Outside - The property has the benefit of a garden, situated just a minutes walk along Piggy Lane. It is enclosed and laid mainly to lawn and bordered by mature hedging. The garden is south, south westerly facing and gets sun all day and into the evening (in the summer). Immediately to the rear of the cottage there is a large storage shed, big enough to store a number of kayaks and other boating equipment.
There is free parking in the village just a minutes walk from the cottage.
