The Location - Positioned half a mile upstream from Bodinnick, on the eastern bank of the Fowey River, and set in a south facing position beside Mixtow Pill. Fowey's beautiful natural harbour provides deep water access at all states of the tide and is one of the most popular sailing centres along the coast of Cornwall. Two local yacht clubs organise competitive sailing throughout the summer months and Fowey Harbour Commission maintain the well run port for the benefit of leisure and commercial craft alike.
The town also supports a wide range of excellent restaurants, tea rooms, pubs and shops. The immediate area is surrounded by many miles of delightful coast and countryside, much of which is in the ownership of the National Trust. There are several good golf courses within easy reach. There are good road links to the motorway system via the A30/A38 and a mainline railway station can be found at Par, approximately 6 miles to the west.
The Property - Creekside House is situated in an enviable and peaceful location with stunning views of the water from the majority of the rooms. The property benefits from its own driveway with ample parking for several vehicles and double garage. The pretty gardens are partly terraced and planted with interesting shrubs and mature plants. The walled garden area with small lawn has a large timber summerhouse and is an ideal place for those summer barbeques and a safe place for children to play.
The reverse accommodation makes the most of the fabulous location with spacious sitting room, kitchen/breakfast room, double bedroom and shower room on the first floor. An impressive wrap around balcony is accessed from the sitting room and offers yet another area to enjoy the activities on the water with steps leading down to the garden.
On the ground floor, there are 4 bedrooms, one of which is an elegant master suite with dressing area and ensuite shower room. There is a further bathroom. From the hallway, a door leads to the charming front terrace affording lovely water views.
Outside - From the garden steps lead down to a pathway where a gate opens to steps leading to a private pontoon which allows boats to have access to the water at all stages of the tide. This is a rare benefit with only Creekside House and Kits House having this unusual agreement, perfect for messing about in boats.
Directions - From St Austell follow the A3082 towards Fowey and at the mini roundabout (signed right to Fowey and left Golant) continue straight on following the signs for Bodinnick Ferry. Continue along Passage Lane and take the Bodinnick Ferry across the river. Bearing left off the ferry, travel up the hill out of Bodinnick for a short distance, past the entrance to Penmarlam Boat Park, and take the next left signposted Mixtow. Follow the lane passing fields and farm buildings and turn left at an unmarked lane by Lombard Farm. Continue down, and take the next right (ignoring the sign to Mixtow Pill) and continue along the lane.As you begin to travel downhill towards the water there is an opening to the left hand side, with shared access to 3 properties. There is a sign for Creekside House indicating the entrance to the driveway.
