Our Residential Lettings and Management Department has been in operation for over 25 years and is currently regulated by the Royal Institution of Chartered Surveyors and the Ombudsman for Estate Agents.

Although we are a well established firm with a large portfolio, we pride ourselves on providing the small family run service you would hope to find.

We have qualified and experienced professional staff that aim to provide clear advice with respect to the rental value and the management of your property and are available to answer any questions you may have.   

The Directors of May Whetter & Grose are members of the Royal Institution of Chartered Surveyors (RICS) and the National Association of Estate Agents (NAEA). These organisations have strict guidelines that we abide by.

 



TOTAL MANAGEMENT PACKAGE

May Whetter & Grose provide a comprehensive management service to owners wishing to let their property. This service encompasses the often time-consuming management of your property whilst ensuring you are consulted on relevant decisions and keeping you constantly up-to-date with issues relating to your property.

May Whetter & Grose undertake to:

  • Use modern advertising practices to ensure your property gets the required coverage to ensure it is let quickly. 
  • Conduct reference and credit checks on prospective tenants once we have located a suitable candidate(s). 
  • Prepare a Tenancy Agreement that has been written to ensure it offers excellent protection of your asset. We will also ensure that if there is the requirement, the contract will be renewed as required.
  • Fully administer deposit collection in strict accordance with our RICS compliant scheme. We will also ensure the rent payments are collected and the monies are transferred to you in a timely manner. May Whetter & Grose will rigorously pursue any late payments to ensure your interests are maintained.
  • Perform an initial pre-tenancy inspection of your property, compile a basic inventory and complete a post-tenancy inspection. This process helps to ensure your property is maintained to a constant standard. A fully comprehensive inventory can also be provided for a small charge.
  • Perform periodic assessments of your property during the tenancy and provide concise reports, by email or in the post or both if you wish. May Whetter & Grose use high resolution colour photography so you can see the current state of the property at the time of inspection.
  • Liaise with contractors for repairs or maintenance that may be required on your property. May Whetter & Grose will make the necessary arrangements for relevant contractors to visit the property to provide quotes and once we have obtained your permission for work to commence, we will supervise the on-site activities (we may charge an additional fee if the on-site work requires intensive supervision).
  • If the situation arises where the tenant is not complying with the terms of the tenancy, May Whetter & Grose will manage the often stressful process of seeking to make the tenant conform to the terms by provision of reasonable warnings. If this process fails, a notice seeking possession will be issued.
     

NON-MANAGED PACKAGE 

The ‘Let-Only’ package enables you to manage the day to day running of your property. 

  • Use modern advertising practices to ensure your property gets the required coverage to ensure it is let quickly. 
  • Conduct reference and credit checks on prospective tenants once we have located a suitable candidate(s). 
  • Prepare a Tenancy Agreement that has been written to ensure it offers excellent protection of your asset. We will also ensure that if there is the requirement, the contract will be renewed as required.
  • Fully administer deposit collection in strict accordance with our RICS compliant scheme.
  • Perform an initial pre-tenancy inspection of your property, compile a basic inventory however, we do not carry out post-tenancy inspection on Let only properties. A fully comprehensive inventory can also be provided for a small charge.
  • Provide guidance on a realistic rental income.
